Glen Burnie, Maryland recently welcomed a new apartment community to the neighborhood, and three months early, thanks to Harkins Builders, the project’s general contractor. Creekside Village features six buildings with a total of 208 apartments, and a clubhouse with swimming pool that also houses the rental and property management offices. Harkins also built a second clubhouse with swimming pool that serves the 820-lot single family and townhome part of the community.
Harkins pushed to get all of the subcontractors immediately into the full-swing pace. Four-story buildings that have 45 units would typically take six to eight months to complete. The Harkins team built three of those, plus three three-story buildings, and two clubhouses, in a little over 12 months, despite working on the project during the record cold of the 2013-2014 winter season. The team was very effective at keeping everyone abreast of the schedule so that they knew when they would need to be on the job performing.
“Typically in the first seven days you’re putting up sediment and erosion controls. Within the first seven days of this job, we had two building foundations in,” explains Shane Carbaugh, Harkins’ site manager.
Thanks to numerous dedicated subcontractors, including E & A Contractors, CMC Concrete, Charles A. Klein, and East Coast Poured Floors, Harkins completed the apartment complex, within budget and ahead of schedule on July 25, 2014.
